What sand does
Every time the door opens, fine sand rides in on the track and into the roller wheels. Under the panel's weight it becomes an abrasive, grinding the wheels and scoring the track a little more with each slide. It's why beach-house patio doors get gritty and stiff so fast.
What humidity does
Florida's near-constant humidity keeps roller bearings, tracks, and locks damp, so oxidation and corrosion continue around the clock. Damp sand is worse than dry — it clings, packs, and holds moisture against the metal.
The combined effect

Protecting your patio door
- Sweep or vacuum the track frequently, especially after beach days.
- Rinse and wipe the channel to remove packed damp sand.
- Use a dry lubricant so grit doesn't stick.
- Replace worn parts with corrosion-resistant rollers and a stainless track cap.
